Commissioner Watson inquired if there had been any issues in the past with private streets in the <br />City. <br /> <br />Principal Planner Trudgeon replied that every City deals with some issues regarding private <br />streets. The one problem with private streets is that they are typically not built to City standards. <br /> <br />Mr. Black explained that the private streets would be constructed to the same quality standards of <br />City streets and by allowing private streets they would be able to design a more creative layout of <br />the property. There will be a large association that will maintain the roadways and properties. <br /> <br />Acting Chairperson Johnson inquired about the lot that does not meet the setback requirements. <br /> <br />Principal Planner Trudgeon explained that a lot must be 80 feet wide at the 35-foot setback mark <br />and the lot is approximately 60 feet at the 35-foot setback. The developer could apply for a <br />variance, redraw the lot lines, or the City could require a further setback on that lot. <br /> <br />Mr. Black replied that it would be their intention to build on the lot where it meets the 80-foot <br />width requirement. <br /> <br />Acting Chairperson Johnson inquired if the land would permit a further setback. <br /> <br />Mr. Black replied yes. <br /> <br />Acting Chairperson Johnson inquired if there would be any concern with shoreland. <br /> <br />Mr. Black replied that he would have to research that issue. <br /> <br />Commissioner Watson stated that he would recommend leaving Fluorine as a cul-de-sac and not <br />connect the two developments. He feels that the existing neighbors would be more receptive of <br />the development if they do so. He expressed concern with the connection of the townhome units <br />to the senior complex because of the impact it could have on traffic along Dysprosium Street. <br /> <br />Acting Chairperson Johnson inquired if the developer had any contact with the neighborhood to <br />the north of the property. <br /> <br />Mr. Black replied that they have not held any neighborhood meetings at this point. <br /> <br />Acting Chairperson Johnson stated that the degree in which the developer provides accurate <br />information to the adjacent residents will be a benefit to the development. People who live along <br />Iodine will be impacted by the traffic and even though he believes the project looks good, people <br />can image all sorts of things in the absence of accurate information. <br /> <br />Planning Commission/March 6, 2001 <br /> Page 5 of 6 <br /> <br /> <br />
