Mr. Winkel stated it will be an improved asphalt access and not impacted by the decision on the <br />other access points. In terms of the landscaping, he stated they have no objection to staff's <br />recommendation. He noted that the drainage has been sized to address both properties. <br /> <br />Chairperson Nixt noted the REU number on Lot 1 is lower than on Lot 2. He asked how that <br />information was arrived at. <br /> <br />Community Development Assistant Wald explained the formula has to do with the percentage of <br />bituminous coverage. <br /> <br />Chairperson Nixt noted the same height for the inverts between the two sanitary sewer locations. <br /> <br />Mr. Supina stated they both refer to the same invert and the maximum height assures there will <br />be enough slope in the future. <br /> <br />Chairperson Nixt stated he believes the elevation, overall, is good. <br /> <br />Commissioner Watson expressed concern with possible comments from Mn/DOT related to <br />accessibility. He stated he is concerned with the mount of traffic, flow into the site, and <br />accessibility if the access on Highway #10 is reduced to one. <br /> <br />Mr. Winkel advised that a deceleration lane will be installed. <br /> <br />Commissioner Watson restated his concem with accessibility. <br /> <br />Principal Planner Trudgeon noted the current parking situation along this property and that it will <br />be changed and provide better view. <br /> <br />Chairperson Nixt asked about the elevations. <br /> <br />Mr. Supina stated some fill will be removed for the pond and distributed throughout the site. He <br />stated he is unsure of the elevation when compared to the existing condition but it will be <br />somewhat elevated. <br /> <br />Mr. Winkel explained that the easterly side will be raised in elevation to provide for the drainage <br />pattern toward the west. <br /> <br />Commissioner Watson noted there is access from Sunfish Lake Boulevard and he thinks most <br />traffic is headed towards Highway #10. He stated if it is reduced down to two avenues to enter <br />and exit this property, he is concerned about the flow of traffic. <br /> <br />Mr. Winkel reviewed the traffic patterns that will occur for traffic going to Highway 10 <br />eastbound.
