Assistant Wald noted the applicant is not proposing to install a driveway to the detached building
since the accessory building will be used mainly for storage and not an active daily parking
garage. Staff is recommending approval of Jeff Hansen's request for a conditional use permit to
exceed the accessory building height restriction established in City Code.

Citizen Input

Jeff Hansen, applicant, stated he wants to build a good-looking garage in the back yard and have
it match his current garage. He stated he will use the same building materials as the existing
garage and since it will be located down the hill, only the roof will be viewed. Mr. Hansen stated
he just wants to match the existing garage which has a 6/12 pitch and 10 foot walls.

Chairperson Nixt asked if they will have an oversized garage door on this structure.

Mr. Hansen stated it is only 20 feet deep so an oversized truck will not fit into this garage. He
stated he plans to have a standard sized garage door. Mr. Hansen stated he will use the proposed
garage for storage of personal items and possibly to work on a hobby. He noted this height of
walls would also allow him to hang bicycles from the ceiling and still be able to walk around.

Motion by Commissioner Kociscak, seconded by Commissioner Wivoda, to close the public
hearing.

Motion carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Wivoda, Reeve, and
Watson. Voting No: None. Absent: Commissioner Johnson.

The public hearing closed at 7:48 p.m.

Commission Business

Chairperson Nixt called the regular meeting of the Planning Commission back to order at 7:48
p.m.

Motion by Commissioner Reeve, seconded by Commissioner Kociscak, to recommend that the
City Council adopt Findings of Fact relating to a request of Jeff Hansen for a conditional use
permit to exceed the accessory building height restriction.

Motion carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Kociscak, Watson, and
Wivoda. Voting No: None. Absent: Commissioner Johnson.

Motion by Chairperson Nixt, seconded by Commissioner Kociscak, to recommend that the City
Council approve the request of Jeff Hansen to exceed accessory building height restrictions based
on findings of fact, and adopt a resolution declaring terms of same.

Motion carried.
