We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to plat approximately 58 acres to create a <br />total cot: 102 urban single family lots. The subject property is generally located on Highway 47 at <br />160t~ Lane. <br /> <br />Zo,ing: The property is zoned R-I Residential and is located in the Rural Developing Area. The <br />development of the property with municipal sewer and. water will require a Comprehensive Plan <br />Amendment, which will be processed at the preliminary plat stage. This review 'letter will <br />evaluate the proposal based on R-1 urban single-family standards. The City Council is <br />considering an interim policy to guide the consideration of Comprehensive Plan Amendment <br />r'equesrs prior to the adoption, of the Comprehensive Plan. Staff expects Council to consider <br />adoption of this policy prior to the end of April. <br /> <br />Lot SNes: The current minimum lot size in the R-1 MUSA is 10,800 square feet. Compliance <br />with the minimum lot size requirements must be verified on the preliminary plat. The total area <br />of the subject property is approximately 58 acres. <br /> <br />Density: The R-1 Residential regulations for the MUSA area allow a net density of 3 units per <br />acre_ As submitteiJ, the proposed sketch plan has a gross dehsity of 1.75 units per acre. Net <br />dt:nsity fbr the plat must be verified at the preliminary plat stage. <br /> <br />Other Lot Requirements: All proposed lots contain more than 80 feet of frontage on a public <br />t'oad and appear to meet setback requirements in the R-1 Residential district. This will need to be <br />ver'ifi~:d on the preliminary, plat. <br /> <br /> <br />
