The City Council will be reviewing the
Applicant's request to rezone the property from R-1 to PUD subsequent to this case. The request for a
rezoning relates to the utilization of both single family and townhomes within the development and to
address deviations from City Code related to setbacks, tot standards, and street standards.

The preliminary plat is proposing to develop 16 single family lots and 26 single unit detached townhome
milts for a net density of 2.75 units per acre. Single family lots are permitted within the R-1 District and
townhome units are permitted through processing a PUD.

The lbllowing table outlines City Code requirements and the proposed deviations:

-1 Standard Proposing for Single R-2 Standard: :. )~%..>.
