The purpose"of this <br />Subsection is to provide for the orderly development of property located in the Rural Developi/ig <br />Area, while accommodating future urban development should citY services become available to <br />Ibc property. The folloWing PerformanCe Standards shall apply to'all p~-oposed subdivisions after <br />the date that this Section becomes effective. <br /> <br />c~ <br /> <br />Lot Clustering Required. The lots permitted by the density in the Rural <br />Developing Area shall be clustered in One area 0fthe Plat, The location of <br />the cluster shall be determined by the following: <br /> <br />1.. Location of houses on i~djacent properties <br />2. Location of/distance to existing sewer and water services <br />3. LOcation/configuration of road access and streets.' <br />4. Suitability of soils for building and septic systems <br />5. Location and quality of trees on the site <br />'6. Other factors as required by the City Council > <br /> <br /> Parcels Eligible for CliXster Development. Parcels that are 5 acres Or <br /> larger are ~ligible 'for subdiVision/clustering under ~this section. <br /> <br />Urban Development Plan Required. A plan shall be submitted at the -' <br />sketch plan stage of plat approval that inCludes the foll0wing'i~formati0n: <br /> <br />1 · Current and future lots, including the location 0fhouse pads . ' <br />2.' Currer~t and future streets - ~ <br /> <br />3. Current and future drainage and utility easements <br />4. Current and future parks and trails . <br />5.' Other information as required by the City Council ' <br />6. These requirements may be waived'by the citY Council for plats' . <br /> where only one (1) new lot is being created. <br /> <br />Additional Plat Requirements.
