Total payment due includes principal plus' accrued interest in the amount of <br /> 6.3% 1)ct annum commencing February 22, 2005. <br /> <br />7. Other Permits. The Developer is responsible for obtaining any and all permits required <br /> ti'om other regulatory agencies. <br /> <br />8. Townhouse Design/Architectural Standards: The development is proposing two different <br /> attached housing styles (row house units and back to back units). Elevations and exterior <br /> material calculations of the proposed buildings, identifying exterior treatment of materials. <br /> and c~)lor have been provided. The Town Center Development Guidelines establish a brick <br /> enhancement threshold of 35% of the non-glazed area of the front facing wall, unless the <br /> building design is enhanced through other means such as covered porch areas, broken roof <br /> line:;, articulated faCade and material or color changes. Neither of the housing styles <br /> proposed meeting the brick requirement. The Chateau style does utilize all of the design <br /> alternatives recommended in lieu of brick. The Hometown does not appear to utilize the <br /> design alternatives as extensively as the Chateau. Staff is recommending that the Hometown <br /> exterior include additional brick or more of the alternative design features. The <br /> minimum/maximum building height in this district is 2-4 stories. All of the dwelling units <br /> are 2 stories and comply with the height requirements. <br /> <br />!9. 'l'owuhouse Size: City Code requires townhouse units to be a certain size based on the <br /> number or'bedrooms the unit will have: <br /> <br />1 bedroom' 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom' 960 square feet <br /> <br />All ol~ the housing styles are either 2 or 3 bedrooms and the finished floor areas range from <br />1,233 to 1,824 square feet, which significantly exceeds City Code.' <br /> <br />Ol'f-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br />tbr each unit; this requirement is exceeded with the 2-car garages and 20 foot wide <br />driveways. Some parking is allowed on public streets, however, this may not be adequate for <br />ovcr~low parking.
