Preliminary Plat and Preliminary Site Plan Review: Symphony. At Ramsey Town Center <br />May i2, 2005 <br />Page 3 of 9 <br /> <br />Block 3 - The design of the trail along Bunker Lake Blvd. must be straightened and <br />constructed to within 1 foot of the property line of the plat. This will result in all of the <br />buildings fronting on Bunker Lake Blvd. complying with the maximum 20 foot setback from <br />sidewalk. The structures fronting on 146th Avenue comply with the 20 foot maximum <br />setback restriction. The structure fronting on Rhinestone Street will need a variance to <br />maximum setbacks as the sidewalk is in the road right-of-way rather than within the property <br />boundaries. The location of the trail in the road right-of-way is in accordance with the Park <br />and Trail Dedication Agreement for Town Center. <br /> <br />Development guidelines discourage large spaces between buildings that front on streets. Ail <br />but two of the structures are 25-35 feet apart. Two of the structures on Block 3 are-79 feet <br />apart; the site plan should be modified to decrease that gap. <br /> <br />Public Streets: The development project lies on either side of Rhinestone Street N.W., and <br />south of Bunker Lake Blvd., existing public roads. The Developer shall be responsible for <br />the platting and construction of 146th Avenue N.W. extending west off of Rhinestone Street <br />N.W.; and that portion of East Town Center Drive adjacent to Outlots. A and B.. The <br />Developer shall also be responsible for the platting and construction of Q Street between <br />Outlot A and Block 2. Q Street will most likely be named Traprock Street N.W., according <br />to the street grid system. The portion of Town Center Drive between Bunker Lake Blvd. and <br />East Ramsey Parkway must be constructed along with turn lanes as required by Anoka <br />County. <br /> <br />6. Private Streets: The table below indicates City Code requirements for private street lengths: <br /> <br />Maximum private street length without a <br />turnaround provided <br /> <br />Maximum private street length, with a <br />turning provision provided <br /> <br />Maximum private street length with a cu!- <br />de-sac provided <br /> <br />200 feet <br /> <br />300 feet <br /> <br />600 feet, when exceeding the 300 foot length <br />requirement, the private street width must be <br />32 feet. <br /> <br />The private streets as shown on the site plan comply with the length restrictions. The private <br />drive on the east side of Block I must be fully inside the plat. <br /> <br />Ali of the private streets are 24 feet wide. City Code prohibits on-street parking on 24 foot <br />wide Private streets. The Development Contract will require all private streets to be signed <br />for "No Parking". The Developer will be responsible for the cost of the signs, including <br />installation, as a Stage I Improvement in the Development Contract. The Homeowners <br />Association will be responsible for the ongoing maintenance costs associated with the signs. <br /> <br />The naming of the private streets must be in accordance with the County street grid system. <br /> <br />'20 <br /> <br /> <br />
