I'rcliminary Plat and 'Preliminary Site Plan Review: Symphony, At Ramsey Town Center <br />May 12, 2005 <br />Page 4 of 9 <br /> <br />Ope~ Space: The Town Center Development Review Guidelines encourage the integration <br />of private courtyards and pocket parks within the TC-4 Neighborhood District. These small <br />green areas provide important breathing space, contribute to stormwater management, and <br />offer additional recreational amenities to serve the building tenants. The preliminary site <br />plan complies with the development guidelines and provides green spaces for recreational <br />and stormwater management purposes on each block. <br /> <br />Grad in g and Drainage: Staff has received a grading.and drainage plan for the development <br />and has the following comments. Stormwater calculations must be submitted to the city and <br />Lower Rum River Water Management Organization for verification of conformance with the <br />master drainage plan. The rock construction entrance on the Stormwater Pollution <br />Prevention Program (SWPPP) should be replaced with the requirement'for daily sweeping of <br />adjacent streets. The responsibility l~br the SWPPP on this site must be transferred to the new <br />owner and contractor prior to commencing construction. <br /> <br />The f¥11owing sheet specific comments must be addressed: <br /> <br />URS 9: <br /> Inset F refers to 5" of bituminous pavement in 2 lifts. The lift thiclmesses must be <br /> specified fbr base and wear. <br /> <br />URS l 0: <br /> Lane modifications shown for CR116, Bunker Lake Boulevard, must be submitted to <br /> Anoka County Highway Department for Review and approval. <br /> <br />URS 18-19: <br /> Concrete trail must be constructed to conform to upgraded section of Bunker Lake <br /> Boulevard. <br /> <br />Landfbrm C2.1: <br /> Remove kine in Chart A 'I .5" Bituminous Wear Course' and replace with' % Passing'. <br /> Verify fire truck can negotiate private drives. City has ladder truck with front overhang, <br /> landscaping plan must also be reviewed for adequate clearance from trees at-comers. <br /> All staking coordinates must be referenced to monuments set on Ramsey Town Center <br /> <br /> · Pr2ject by Hakanson Anderson & Associates, Inc. A map of the monuments must be <br /> obtained by all surveyors working in Ramsey Town Center. <br /> Ret"cr to URS 18-19 comments regarding concrete trail in county right-of-way. <br /> ('.urb cuts must be provided at all intersections of sidewalk and cUrb. <br /> <br />L;mdl"orm C3. t: <br />r l:i[ling ol' county ditch as proposed must be coordinated with plans for upgrade of Bunker <br /> [,ake Boulevard.
