Rock construction,, entrances are not required <br />by the city, sweeping as outlined is the preferred BMP. <br /> <br />Landform L2.1' <br />~ Verify adequate clearance at intersections for firetruck, see C2. i comments. <br /> <br />A SWPPP is required for this project. It must reference the SWPPP prepared for the Ramsey <br />Town Center Project and provide for transfer of responsibility from RTC, LLC to this <br />developer and contractor. The stormwater calculation cover sheet indicated the proposed <br />runoff for this site exceeds the rate anticipated in the master stormwater plan, and the <br />regional calculations should be revised. The regional ponds are in drainage and utility <br />easements and cannot be enlarged without re-platting, therefore the difference must be <br />accounted for onsite. The master stormwater Plan provides rate control for the entire Ramsey <br />Town Center Project. The plan require application of Best Management Practices (BMPs) on <br />each site to enhance stormwater quality. Developments approved to date have provided <br />water quality treatment for 75%+ of the site. The infiltration basins shown on the plans will <br />provide water quality treatment, however it appears only 30% of the site drains to these <br />devices, the remainder of the water discharges directly to the regional system. The. <br />percentage of the site draining to a BMP must be increased by rerouting water to the <br />infiltration basins or by installing water quality treatment devices at the points where <br />stormwater leaves the site. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be extended into the development. The following sheet specific comments must be <br />addressed: <br /> <br />URS 13: <br /> The storm sewer size for the line in Q" street is smaller than the upstream pipes and must <br /> be revised. <br /> Profile sheets must be provided for storm sewer. <br /> Coordinate stub locations with Landform plans. <br /> <br />Landform C4.1: <br />> Note 4: Dip under 8" shall be Class 53. See city specifications. <br /> <br />Continuation refe?ences and sheet overlap' must be provided as discussed on previous <br />projects. These plans are the basis for the city as-built records that will be maintained for <br />future reference on utility connections. <br /> <br />Tree Preservation.
