A SWPPP is required for this project. It must reference the SWPPP prepared for the Ramsey Town Center Project and provide for transfer of responsibility from RTC, LLC to this developer and contractor. The stormwater calculation cover sheet indicated the proposed runoff for this site exceeds the rate anticipated in the master stormwater plan, and the regional calculations should be revised. The regional ponds are in drainage and utility easements and cannot be enlarged without re-platting, therefore the difference must be accounted for onsite. The master stormwater Plan provides rate control for the entire Ramsey Town Center Project. The plan require application of Best Management Practices (BMPs) on each site to enhance stormwater quality. Developments approved to date have provided water quality treatment for 75%+ of the site. The infiltration basins shown on the plans will provide water quality treatment, however it appears only 30% of the site drains to these devices, the remainder of the water discharges directly to the regional system. The. percentage of the site draining to a BMP must be increased by rerouting water to the infiltration basins or by installing water quality treatment devices at the points where stormwater leaves the site. Utilities: This subdivision will be served by sanitary sewer and city water services that will be extended into the development. The following sheet specific comments must be addressed: URS 13: The storm sewer size for the line in Q" street is smaller than the upstream pipes and must be revised. Profile sheets must be provided for storm sewer. Coordinate stub locations with Landform plans. Landform C4.1: > Note 4: Dip under 8" shall be Class 53. See city specifications. Continuation refe?ences and sheet overlap' must be provided as discussed on previous projects. These plans are the basis for the city as-built records that will be maintained for future reference on utility connections. Tree Preservation. A tree preservation plan is not required as the site is void of trees. 22
