The <br />'l"C~4b District allows for residential uses at a net density of up to 15 units per acre. The sketch <br />I-~ktn re:viewed in February proposed 152 units,for a density of 12.6 units per acre. Subsequent to <br />Ibc sketch plan, additional acreage was added to the project and the preliminary plat now consists <br />~)~' 19{) units fbr a density of I 1.6 units per acre. <br /> <br />'Ft-~c building elevations indicate that there will be 33 buildings containing 36 back-to-back units <br />and 154 ~'ow house units. The TC-4B District requires a height range of 2-4 stories; all of the <br />unils will be 2-story. The Town Center Development Guidelines'establish a brick enhancement <br />th t'cs hold equal to 35 % o f the non-glazed area of the front facing walk, unless the building design <br />is cnhm~ccd through other means such as covered porch areas, broken re'of lines, articulated <br />lh~;adc and material or color changes. The Chateau style does utilize all of the design alternatives <br />~'ccommcndcd in lieu of brick. The Hometown does not appear to utilize the design alternatives <br />;_ts cxte~]sivcly as the Chateau. Staff is recommending that the Hometown exterior include <br />additional brick or more of the alternative design features. All of the units significantly exceed <br />City Code minimum floor area requirements for townhomes. <br /> <br /> <br />
