r}'hc preliminary plat is proposing to resubdivide Outlot U, Ramsey Town Center, and part of <br />Outlot B, Ramsey Town Center 2nd Addition into 33 lots for the 33 multi-family buildings, and <br />t. wo outlots. Staff is requesting that the plat be revised to plat the 190 units and common areas <br />tk~r thc I'~llowing reasons: <br /> <br />b) <br /> <br />Blocks 10, 11 and 12 are landlocked from access to public streets. <br />There is no typical association common area; all of typical common area is <br />divided up among the 33 blocks. <br />If the units are platted as one building on a single lot, the plumbing code requires <br />only one sewer/water service to the building. Individual services to each of the <br />units requires platting each unit. <br />One lot per building versus one lot per unit has a significant impact on the type of <br />separation walls required between the units. One hour fire separation walls are <br />required on each side of the property line. The lack of property lines between <br />individual units provides the builder with the opportunity to replace the <br />requirement for 2 one-hour separation walls between units with 1 two-hour <br />separation wall. <br /> <br />Recommendation: <br /> <br />It is noted that during the sketch plan review, the Planning Commission and 'City Council <br />st.tggcsted looking at ways to increase the density of the project.
