Councilmember Hendriksen replied that there was a great deal of interest, by large businesses, to <br />build a Riverdale at the intersection of Round Lake Boulevard and Main Street which did not <br />happen because the river bridge crossing never happened at Reisling Boulevard. The City of <br />Ramsey fully intends on having a river bridge crossing and he assumes that there will be a large <br />interest for major businesses to locate in that area. <br /> <br />Councilmember Kurak stated that Highway #10 is not going to be developed by one business. <br />The site will be developed under a planned unit development by a large corporation. <br /> <br />Councilmember Hendriksen replied that what is being proposed is the exact opposite of what <br />should be done. The commercial should be located by the major intersection and the light <br />industrial away from the intersection. <br /> <br />Councilmember Kurak stated that the land between Ramsey Boulevard and Armstrong <br />Boulevard is the biggest asset to Ramsey and she does not think the land should be limited to <br />only one use. She suggested zoning the entire parcel commercial/industrial and then let the <br />market determine what will go in there. <br /> <br />Councilmember Hendriksen replied that he believes the intersection west of Armstrong <br />Boulevard is more appropriate for "mixed use" rather than between Armstrong Boulevard and <br />Ramsey Boulevard, but he was hoping to get input from Cal Thorp. He does not understand why <br />the City would want to replicate something similar to Anoka when downtown Anoka is not <br />marketable. <br /> <br />Councilmember Zimmerman stated that the Cal Thorp study area should include the entire area <br />from C.R. #56 and C.R. #83 south of C.R. #116. <br /> <br />Mayor Gamec requested staffto determine if the City could work with Cal Thorp on studying the <br />entire site. <br /> <br />Mr. Levine replied that he would contact Cal Thorp. <br /> <br />Councilmember Hendriksen stated that the study area should not end at Armstrong Boulevard. <br /> <br />Mayor Gamec updated the Council as to the status of the river bridge crossing study that is to be <br />completed. <br /> <br />Councilmember Anderson noted that if the City of Ramsey does not have an approved <br />Comprehensive Plan then the City will not receive the grants for the fiver bridge study. <br /> <br />Mayor Gamec replied that the Joint Powers Agreement is already completed and he did not think <br />that the study had anything to do with the City of Ramsey's comprehensive plan. <br /> <br />City Council/February 20, 2001 <br /> Page 5 of 6 <br /> <br /> <br />
