The final plat consists of 1 sheet prepared by Hakanson <br />Am~erson Associates dated May 6, 2005. We offer the following comments: <br /> <br />General: Lot 1, Block 2 of Falconer's Ridge currently consists of 1 platted parcel <br />approximately 19 acres in size. This parcel was platted in 2004 and a building permit for a <br />home was recently issued for this lot. The purpose for the replat is to reduce the size of the <br />parcel containing the home and plat the remainder of the property as an outlot for future <br />development. The property is located at 6245 172nd Lane N.W. <br /> <br />Zoning: The property, is located outside the Metropolitan Urban ServiCe Are~. (MUSA) and <br />is currently zoned R-1 Residential- Rural Developing. <br /> <br />Density and Lot Size: The Comprehensive Plan designates this area for low-density single <br />family residential development with a density of 1 unit per 2.5 acres. City Code was recently <br />amended to 'require cluster developments ~n the Rural Developing district. The density <br />remains at 1 unit per 2.5 acres, but' the' minimum lot size has' decreased from 2.5 acres to a <br />minimum of 10,800 square feet and a maximum-of 32,654 square feet. At the time of sketh <br />plan review, the proposed Lot 1 was shown to be 32,641 square feet in area. This complies <br />with the cluster ordinance. <br /> <br />Shoreland Overlay Regulations: The property is adjacent to Trott Brook and the Brook is <br />classified as a General Development Stream. There are no extra-ordinary lot size standards <br />in this overlay district, but a minimum lot width of 100 feet for unsewered lots and 75' feet for <br />sewered lots is required. Since the cluster regulations, are premised on the fact that the rural <br />developing area will someday be served by municipal services, City Staff is' applying the 75 <br />foot standard.
