Final Prat Review:
May 5, 2005

tl.

12.

Falconer's Ridge Second Addition

Access and Streets: Subdivision regulations in Section 9.50.03 of City Code require that
each lot contain the minimum lot width (i.e., street frontage) for the respective zoning
district. During the platting process in 2004, the Board of Adjustment granted Mr. Schaeffer
a variance to the street frontage requirements so that one home may be constructed on the
property without the need to extend 174th Avenue into the property. The terms of the
variance will be upheld.

The final plat proposes to utilize the dedication of a drainage and utility easement to preserve
the future public right-of-way corridor for the extension of 174ta Avenue N.W. to the western
boundarY of Lot 1, the extent of the buildable portion of this plat. The delineation of this
future right-of-way corridor also serves as a reference point for meeting dimensional
requirements in the development of Lot 1.

An ingress/egress easement across oUtlot A will need' to be granted to Lot 1.

Grading and Drainage: No grading plan will be required for this replat.

Easements: The drainage and utility easements dedicated in Falconer's Ridge will remain in
tact. in addition, the standard drainage and utility easements are proposed to be dedicated
along the boundary lines of the reconfigured homestead lot.

Utilities: The proposed plat witl be serviced by on-site sewage treatment systems and private
wells. The on-site system must be installed by a qualified contractor following all applicable
requirements.

Stormwater Management: The Stormwater Management Fee for the buildable lot created
.was collected with the recording of Falconer's Ridge in 2004. No new lots are created with
this replat and no additional stormwater management fees are due to the City.

Trail Development Fees: The Trail Fee for the buildable lot 'created was collected with the
recording of Falconer's Ridge in 2004.. No new lots are created with this replat and no
additional trail fees are due to the City.

Sidewalks: Sidewalks are not required in the Rural Developing Area.

Park Dedication: The park dedication requirement for the buildable lot were satisfied with
the platting of the property in 2004. Park dedication consisted of a combination of land
dedication and a cash payment. No new buildabte lot is being created as a result of this replat
and no park dedication fees are due to the City.

Resubdi¥ision Plan: The Cluster Ordinance requires a future urban development plan,
which may be waived by Council if only one lot is being platted. Staff would recommend
waiving the resubdivision plan requii'ement; however, such a plan was submitted with the
platting of the property in 2004.

-$~8-
