the ('"Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as tbllows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE ~OMPLIANCE. The structure shall be constructed <br />in accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as <br />shown on the approved Site Plan prepared by EM Branstrom Associtates. (the <br />"S itc Plan"). <br /> <br />REQUIRED IMPROVEMENTS. The Permit-tee shall construct and install the <br />l:bllowing site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the Grading Plan prepared by Hakanson <br /> Anderson and in accordance with City Staff review letter dated April 29, <br /> 2005. <br /> b. Installation of concrete and bituminous driveways and parking lot. <br /> c. Inst~/llation of' B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces. <br />d. Establishment of turf and sode in accordance with the Site Plan. <br />e. Installation of landscaping materials in accordance with the Site Plan and in <br /> accordance with the City staff review letter dated April 29, 2005. <br /> <br />(the "Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of <br />thc fire lanes on the Site shall be as directed by the City's Fire Chief. <br /> <br />6. LIGHTING. The site plan indicates there will be no outside lighting on the Site. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of <br />the same material as listed on the Building Elevations Plan prepared by EM <br />Branstrom Associates. <br /> <br />STORMWATER MANAGEMENT FEE. The Stormwater Management Fee <br />shall be due at the closing of the sale of the Development Property to the <br />Permittee. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT.
