The study area included portions <br /> of developed neighborhoods and commercial districts plus large tracts of open y O <br /> or semi-developed land and Section-line road corridors. B :.ems <br /> The maps and policies focused on the pattern of land use,roads and utilities % r <br /> with special concern about promoting urban growth that is both cost-effective, <br /> g k f a5` <br /> and attractive. Major alternatives were studied,cost analyses were conducted . < T p" <br /> for public infrastructure,and design guidelines written and illustrated. Fee: $85,000. 2000. r.- i <br /> Maple Grove Comprehensive Land Use Plan <br /> The City of Maple Grove, a second-ring Minneapolis suburb,had been criticized for not <br /> being sufficiently inclusive in its land use and housing plans. Bill Weber,prior to joining <br /> McCombs Frank Roos Associates,helped Maple Grove understand the implications of its <br /> plans and policies and craft a new direction. The resulting land use plan and design -- <br /> guidelines promoted a variety of housing styles and price-points in each <br /> major neighborhood,a wider overall variety of housing, increased densities fi ,=x t <br /> and abundant preservation of key natural resources. • t `:a <br /> The plan was praised by the Twin Cities Metropolitan Council and i ` <br /> received the Distinguished Planning Award from the Minnesota Chapter of <br /> the American Planning Association. Fee: $50,000. 1997. <br /> Shakopee Comprehensive Plan <br /> The Shakopee Comprehensive Plan focused on accommodating the rapid growth that was '— <br /> expected to occur when the new TH 169 bridge was completed across the Minnesota — <br /> River,making Shakopee 15 minutes closer to job centers along the I-494 corridor of the <br /> Twin Cities metropolitan area. Completed in 1992. -" <br /> Hopkins Comprehensive Plan , <br /> This plan set the stage for later redevelopment plans along Excelsior : ` <br /> Boulevard,the western end of Main Street,the Alliant Tech Center site, <br /> and the current sites of Super Valu and Rudy Luther Honda.
