properties. The development would include townhomeg along C.R. #5 and a senior co-op <br />building done by Real Life. One of the important elements of the development is the linear trail <br />system that currently exists on the property, which they plan to expand on and work with the <br />Park Commission in doing so. There will be 71 single-family units with a price range of <br />$180,000 to $350,000. Mr. Black also noted that they have met with Mr. Blair Anderson of Lord <br />of Life Church regarding the development and he has indicated that the access point to the <br />development will work nicely with their anticipated expansion. The townhomes on the site will <br />be eight unit buildings with a price range of $120,000 to $140,000. <br /> <br />Councilmember Zimmerman inquired as to how the density for the development was calculated. <br /> <br />Community Development Director Frolik reviewed the overall density of the site. <br /> <br />Councilmember Hendriksen stated that he commended them for presenting a development plan <br />that shows a great deal of promise. He explained that the City has been struggling with density <br />transitioning for many years and they have voluntarily put together a plan that takes that into <br />consideration. He appreciated that the developer has been willing to work with the City. <br /> <br />Councilmember Anderson stated that she was somewhat concerned that they might choose <br />between sidewalks and trails and hoped that some agreement could be made in regards to that <br />issue. <br /> <br />Mr. Black replied that both sidewalks and trails serve a purpose, but in this development they <br />shown an emphasis on the linear trails not sidewalks. He explained that the City will be <br />completing a traffic study of the development to determine the impact on surrounding <br />neighborhoods and they could request that they also comment on the trail system to determine if <br />there is a need for sidewalks as well. He noted that he was not speaking against sidewalks on <br />residential streets, but on a suburban street, an accident with injury is very rare. <br /> <br />Councilmember Anderson stated that it would probably make sense to construct sidewalks <br />around the senior building. <br /> <br />Councilmember Hendriksen stated that the interior roads for the townhome portion of the <br />development are indicated as being private roadways, which he personally has some reservations <br />about because the City has been approached by other townhome developments in the City to take <br />over the snow removal of the streets. He requested that the developer provide him with <br />information on how their proposed townhome development compares to the Sunfish Ponds <br />development, including parking spaces, the ability to park cars in the driveway or in front of the <br />house. <br /> <br />Councilmember Anderson inquired if there had been any contact with the neighboring residents. <br /> <br />Mr. Black replied that he had not held any neighborhood meetings, but could do that prior to the <br />public hearing. <br /> <br />City Council/March 27, 2001 <br /> Page 6 of 22 <br /> <br /> <br />
