Northeast Eagan <br /> Land Use Study <br /> The City of Eagan asked Hoisington Koegler Group Inc. to lead a study <br /> Eagan,Minnesota process for the evaluation of land use alternatives for an important <br /> commercial development area. The consulting team for this project <br /> City of Eagan included SRF Consulting Group (traffic) and Ehlers & Associates <br /> (financial). <br /> Eagan's Comprehensive Plan guides the study area for office development. <br /> The area is the home for the headquarters of Northwest Airlines and <br /> Ecolab. In 2004, property owners began to explore the possibility of <br /> `�vt allowing residential development in the easternmost portions of the <br /> study area.These actions prompted the City to investigate the land use, <br /> transportation and financial implications of alternatives for the future <br /> development of northeast Eagan. <br /> HKGi led the planning process, coordinating the work of city staff, <br /> Ecolab and Northwest Aidinesboth have their headquarteisinnortheast consulting team and study advisory committee. The consultant team <br /> Eagan.The study had to consider potential expension plans inits developed four land use concept alternatives, the elements of which <br /> evaluation of land use scenarios <br /> varied from the current land use plan at one end of the spectrum and a <br /> more housing-intensive concept providing over 2,800 units at the other. <br /> 1 These concepts were evaluated for implications on land use compatibility, <br /> ! 4 .. traffic, city finance,parks needs, airport noise, city development policies <br /> � and overall commercial land supply.
