CASE #: ~Q~ <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF RUM RIVER PRAIRIE; <br />CASE OF NATIONAL GROWTH, LLC <br /> By: Amy Geisler, AICP, Associate Planner <br /> <br />Back~r~und: <br /> <br />National Growth, LLC has applied for sketch plan review to plat 26 single-£amily lots on the <br />property generally located on Tiger Street at Armstrong Blvd. The £ollowing items are enclosed <br />i~or your int'ormation: <br /> <br />a) c, 't <br /> ~e location map <br />b) Sketch plan of Rum River prairie -current and fUture phases <br />c) Composite sketch plan of Rum River Prairie and Kelly Acres <br />d) City Staff' review letter dated May 27, 2005 <br /> <br />Notification: <br /> <br />;',~) public hearing is required at the sketch plan stage of a plat. However, the City Council has <br />adopted ~ policy requiring notification of a proposed subdivision be sent out to residents within <br />350 feet ,:)[' the subject property during sketch plan submittal. Staff attempted to nOtify property <br />owners within 700 feet of the subject property. <br /> <br />Observations: <br /> <br />~l'hc applicants are proposing to plat 26 new single,family lots on approximately 72 acres on <br />Armstrong Blvd at Tiger Street. Armstrong Blvd runs through the property; the portion proposed <br />~o be platted in this first phase is on the east side of Armstrong Blvd. The property is located in <br />lhe [(-1 Rural Developing District, which, has a minimum density of t lot per 2.5 acres or 0.4 <br />units per acre. As submitted, the sketch plan is showing a gross density of approximately 0.36 <br />milts per acre. The 26 new lots meet R-1 Rural Developing standards for lot width, size, and <br />['rontage (ma public road. Density and lot standards will be verified as a part of the preliminary <br />pla. l: review. <br /> <br />'d'~crc arc wetlands on the proposed plat that will need to be delineated and encumbered with <br />drainage and utility easements on the preliminary and final plats. The grading and drainage plan <br />will have to be reviewed and approved by the Lower Rum River Water Management <br />O~gan iz:ttion (LRff~WMO). <br /> <br />'i'hc prop()scd lots will be served by a common septic system, constructed to hook up to <br />municipal sewer and water when and if they become available to the property. The septic system <br />is pr()poscd to be shared with the Kelly Acres development to the north..More detailed <br />in ib~nathm on thc common septic system will be. .required during preliminary plat review. <br /> <br />9 <br /> <br /> <br />
