The sketchplan would gain access from an extension of 170th Avenue and Wolverine Street at <br />Tiger Street. Wolverine Street is also proposed to connect to the Kelly Acres plat to the north. <br />Staff has sent the sketch plan to Anoka County for review and comment. <br /> <br />A Tree Preservation Plan will be required at the time of preliminary plat review and approval. <br />The proposed plat will be reviewed for park dedication requirements by the Park Commission at <br />a future meeting. A trail wilt be required on the east side of Ramsey Blvd. <br /> <br />Recommendation: <br /> <br />There are many details to be worked out at the preliminary plat stage, most importantly with the <br />common septic system. The sketch plan process provides the Planning Commission the <br />opportunity to relay to the developer components of the proposed subdivision related to street <br />network, lot layout, and overall residential design that are acceptable and tha.t may need further <br />analysis during preliminary plat submittal. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br />Asst.
