He noted it has <br />,,,vorked well in other communities. <br /> <br />Mr. Adriaens stated he understands the concept, however the problem the neighbors are having is <br />that they have been thinking these would be 2 ½ acre lots, and now it will be a cluster <br />de ye 1o p m e nt and they are having trouble tying the two together. <br /> <br />(?l-~airperson Nixt stated the good news is this is the only development that will be on this site <br />~mtil services are available. <br /> <br />Corem issioner Johnson added the other good thing is the City has typically found that developers . <br />want to make this work with the neighbors, and he suggested they talk to the developer to work <br />out issues before preliminary plat. <br /> <br />Corem issioner Brauer urged the neighbors to work with City Staff and the developer to work out <br />a st>ltttio~ ['or.both parties, and also to talk to the City Council if they are concerned with the <br />density. 1 [e noted this is the first development the Planning Commission has seen under the new <br />~;rdinancc. <br /> <br />Mr. Adrians asked if 16 lots have been approved. <br /> <br />Cr~mmissioner .Johnson stated the cluster ordinance has been approved, and this development <br />meets the ordinance, however how the lots are laid out is not finalized. <br /> <br />C~mmis~;ioner Van Scoy noted that the Comprehensive Plan is under review, and if Mr. Adrians <br />has ~ co~'~cern with how the City is developing he needs to talk to the City Council and Staff. <br /> <br />17655 Argon Street, indicated what he has shows 38 sites. <br /> <br />Associate Planner Wald stated that shows the potential for development if City sewer and water <br />vw:rc aw, i lable, but only 16 lots will be developed until City services are available. <br /> <br />Mr. Thomas asked if they would all be single-family lots. <br /> <br />Chairperson Nixt indicated right now they are all showing as single-family, but when services are <br />available it could be anything, depending on what the zoning allowed at the time. He' stated that <br />is so Ih,' out it cannot be determined: <br /> <br />Thomas suggested that people with 2 ½ acre lots could have five homes behind them. <br /> <br />Chairperson Nixt indicated that theoretically that would be possible, but they are not considering <br />amythi~g tonight except 16 lots. <br /> <br />M r.
