We offer the following comments: <br /> <br />General: The submitted sketch' plan proposes to plat approximately 72 acres to create a total of <br />26 single family lots. The subject property is generally located on Tiger Street at Armstrong <br />Blvd. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot Area and Width: The current minimum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The requiredlot width is 80 feet (90 <br />feet for comer lots). Compliance with lot area and width requirements must be verified on the <br />preliminary plat. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a' gross density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. The stretch plan is showing approximately 0.36 units per acre. <br />Compliance must be verified on the preliminary plat. <br /> <br />Tree Preservation Plan: The City's Tree Preservation Ordinance applies to y. our proposed plat. <br />A Tree Preservation plan must be part of the preliminary plat submittal. <br /> <br />Wetlands: A portion of the property is wetland, which will need to be delineated and <br />encumbered with drainage and utility easements on the preliminary and final plats. The City <br />anticipates adopting a wetland buffer ordinance in spring/summer 2005. Staff is requesting that <br />you give some consideration to' implementing a wetland buffer where applicable throughout the <br />plat. <br /> <br />Traffic Generation Analysis: Engineering Staff will review additional <br />produced by the proposed plat at preliminary plat review. <br /> <br />traffic generation <br /> <br />~4 <br /> <br /> <br />
