Staff will be working with you to determine what <br />infi)rmation is necessary for the submittals of both the on-site and municipal systems. <br /> <br />Home Owners Association: A Home Owners' Association (HOA). is required' for this <br />development, to manage and maintain the communal septic system. The City will review all <br />HOA ducuments prior to release of the final plat for recording. The HOA will be required to <br />establish a financial surety to insure the adequate operation and maintenance of the on site <br />system, and the eventual connection to the municipal system when'it becomes available. <br /> <br />Park Dedication: The sketch, plan will be forwarded to the Park and Recreation Commission for <br />a recommendation on park dedication. The City has the' option roi' land, cash or a combination <br />~:heruo f. [t is expected that a formal Park Dedication recommendation will occur at the <br />preliminary plat stage. '- <br /> <br />'Frail Fee: Trail Fees must be paid for new lots created prior to release of the final plat for <br />recording. A trail will need to be constructed on the east side of Armstrong Blvd., per the City's <br />Park ami Trail Plan. <br /> <br />Sewer and Water Trunk Fee: Payment of sewer and water trunk fees for the proposed lots must <br />bt:: detailed in the Development Agreement for the. plat andJor in the HOA documents. <br /> <br />Stormwater Manage~nent Fee: A storrnwater management fee must be paid for all new lots <br />being t:rcated.
