Staff attempted to notify property owners within 700 feet <br />:~f thc subject property. <br /> <br />()l}servt~tions: <br /> <br />Oakwoo,,l Land Development is proposing to create 92 urban single-family lots on 58 acres on <br />l lighway 47 at 160th Lane NW. The property is currently located in the R-1 Rural Developing <br />district, with a minimum density of 1 lot per 2.5 acres. Development of the property with <br />municipal sewer and water will require a Comprehensive Plan Amendment, which is being <br />considered along with the preliminary plat. If the property is approved for development with <br />urban services, the net density allowed under'-R-1 is three units per acre. The preliminary plat <br />,:el'loots a net density of 2.03 units per acre (not including Wetlands). All of the proposed lots <br />meet ~rban single-family standards for lot width, size, and frontage on a public road. <br /> <br />Yhcre arc substantial wetlands on the proposed plat. The applicant is voluntarily showing a 10- <br />tb{)t wetland buffer on the preliminary plat, which is-not yet required by City Code. Some <br />t'evisi~ms to the grading and drainage plan are required per the City Staff Review Letter. The <br />grading and drainage plan will have to be reviewed and approved by the Lower Rum River Water <br />Management Organization (LRRWMO). The preliminary plat is proposing to fill 0.3 acres of <br />wetland to construct Street D; this will also be reviewed by the LRRWMO. <br /> <br />CmT'cnl ('ity Code requires density transitioning between the project area and adjacent rural size <br />!ot.s. q'bcrc is significant tree cover on the site that combined with the wetland area will largely <br /> <br />25 <br /> <br /> <br />
