Peterson: <br /> <br />We ar~: in receipt of your preliminary plat for Marigold Pond consisting of five (5) sheets <br />prepared by Passe Engineering, Inc. dated May 12, 2005. We offer the following comments: <br /> <br />General: The submitted major subdivision proposes to'plat approximately 58 acres to create a <br />total ol-' 92 urban single family lots. The subject property is generally located on Highway 47 at <br />160~' Lane. There are four existing homes on the property that will be removed. <br /> <br />Zoning: The property is zoned R-I Residential and is located in the Rural Developing Area. The <br />develop,neat of the property with municipal sewer and water will require a Comprehensive Plan <br />Amemiment, which will be considered' along with the preliminary plat. This review letter will <br />evaluate the proposal based on R-1 urban single-family standards, <br /> <br />Lot Requirements: All proposed lots meet R-1 Residential standards f~r lot width and area. <br /> <br />Density: The R-I Residential regulations for the MUSA area allow a net density of 3' units per <br />acre~ The preliminary plat is showing a net"density .(not in~ludlng wetlands) of 2.03 units per <br /> <br />Landscaping Plan: The landscaping plan includes two trees per lot, which meets the minimum <br />requirements of City Code. All of the species included in the planting schedule are considered <br />;~cceptable or preferred as outlined in the Ramsey Tree Book and meet the minimum size <br />r~,_tuirements as well. The following comments are offered regarding the landscaping: <br /> · Lot 22 Block 2, the Black Hills Spruce and Common Honeytocust should switch <br /> locations as the Honeylocust is more appropriate for both wet and dry sites while the <br /> spruce is best suited for dry sites. <br /> · Consider substituting another maple species for the silver maples, which are notorious for <br /> disrupting sidewalks. -,~ <br /> <br />31 <br /> <br /> <br />
