The following items are <br />enclosed tbr your intbrmation: <br /> <br />a) .'Site location map <br />b) Sketch plan' of Kelly Acres -current and future, phases <br />c) Composite sketch plan of Rum River Prairie and Kelly Acres <br />d) City Staff review letter dated May 27, 2005 <br /> <br />N()tification: <br /> <br />:-,~t~ public hearing is required at the sketch plan stage of a plat. However, the City Council has <br />adopted a policy requiring notification of a proposed subdivision be sent out to residents within <br />350 feet ~)f the subject property during sketch plan submittal. Staff attempted to notify property <br />,..,wncrs w2hin 700 feet of the subject property. <br /> <br />Obscrw~tions: <br /> <br />'!'he applicants are proposing to plat 7 single-family lots on approximately 19 acres on Tiger <br />!-;treet at 1'71 st Avenue. There are 2 existing homes on the property, resulting in a total of 5 new <br />lots. Thc prope~ is currently located in the R-1 Rural Developing district, with a minimum <br />,te~.sity ~;/' l lot per 2.5 acres, or 0.4 units per acre. As submitted, the sketch plan is showing a <br />gross dcn.sity of approximately 0.36 units per acre. <br /> <br />'i'bc 5 new lots meet R-I Rural Developing standards for lot width, size, and frontage on a Public <br />road, but the 2 existing homes are proposed to remain on large lots. The R~I Rural Developing <br />District anticipates allowing 1 existing home to remain on the large remainder lot in this <br />situation~ but not 2 existing homes. The sketch plan will need to be revised to address this issue. <br />I)ensity and lot standards will be verified as a part of the preliminary plat review. <br /> <br />'I'herc are wetlands on the proposed plat that will need to be delineated and encumbered with <br />drainage and utility easements on the preliminary and final plats. The grading and drainage plan <br />will have to be reviewed and approved by,the Lower Rum River Water Management <br />( )rganization (LRRWMO). <br /> <br />l'I~e proposed lots will be served by a comm9n septic system, constructed to hook up to' <br />municipal sewer and water when and if they become available to the property.
