More details on <br />the common septic system will be required during preliminary plat review. <br /> <br />The sketch plan would gain access from an extension of 17Ist Avenue at Tiger Street; 17Ist <br />Avenue is proposed to connect to Wolverine Street which would connect to the Rum River <br />Prairie development to the south. An outlot is shown at Wolverine Street for a future connection <br />to the north. <br /> <br />A Tree Preservation Plan will be required at the time of preliminary plat review and approval. <br />The proposed plat will be reviewed for park.dedication requirements by the Park Commission at <br />a future meeting. A trail will be required to be constructed on the east side of Armstrong Blvd. <br />per the City's Park and Trail Plan. <br /> <br />Recommendation: <br /> <br />There are many details to be worked out at the preliminary plat stage, most importantly with the <br />common septic system. The sketch plan process provides the Planning Commission the <br />opportunity to relay to the developer components of the proposed subdivision related to street <br />network, lot layout, and overall residential design that are acceptable and that may need further <br />analysis during preliminary plat submittal. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review .Checklist: <br />Asst.
