This district <br />allows fi)r a mix of residential uses at a net density up to 10 units per acre. As submitted, the preliminary <br />plat fi)r the 8~h Addition has a net density of 8.48 units per acre (this calculation includes the 46 <br />[ownhomc units proposed around the perimeter of the single-family lots being platted). The overall site <br />(includiug the 8% 9th, and 10th Additions) has a net density of 4.75 units per acre (not including the park <br />~)r outlo0. A Comprehensive Plan Amendment to change the land use designation on this property from <br />l,ow- and Medium-Density Residential is also being considered. <br /> <br />'i'hc development is proposing small-lot single family homes. The Applicant has submitted architectural <br />ciewttion:s representative of what will be built in Ramsey Town Center 8th Addition. As the Single family <br />emit:; ,:rill have a wide variety of styles, it is not possible to architectural elevations of every unit. Each <br />si~gle {:'amily unit will receive Staff review and apprgval before release of building permit. It should be <br />noted that the Town Center Development Guidelines'establish a brick enhancement threshold of 35% of <br />the; mm-glazed area o~' the front facing wall, unless the building design is enhanced thrbugh other means <br />.;uch as cr:vered porch areas, broken roof lines, articulated fagade and material or color changes. The <br />mi~immn/maximum building height in this district is 2~4 stories.
