Each single family lot should receive two (2) overstory trees', consisting of a <br /> mixture of coniferous and deciduous species (not less than 25% of either type). <br /> The Ramsey Tree Book should be referenced for preferred and acceptable species. <br /> Deciduous trees shall have at least a one (1) inch caliper and coniferous trees shall <br /> be at least five (5) feet in height: <br /> b. An alternate species should be incorPorated for the north-south seg-ments of Guy 2 <br /> Street. <br /> c. Trees shall be at least fifteen (15) feet from hydrants (does.not appear to be any <br /> conflicts, but should be noted when trees are installed).' <br /> d. Planting specifications should be included with the landscaping plan. <br /> <br />20. <br /> <br />21. <br /> <br />22, <br /> <br />23~ <br /> <br />The streetscape planting plan is generally acceptable. All species are either acceptabie or <br />pre l'i~rred as outlined in the Ramsey Tree Book and meet the minimum size requirements. <br /> <br />A re,zised plan should be submitted addressing the above mentioned concerns. If <br />pla~ting/growing space is restricted due to lot size, incorporating ornamental trees into the <br />plantings will be acceptable. <br /> <br />Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided <br />throughout the devetopment Where sodded and landscaped areas will be established. Any <br />irrigation systems will need to be reviewed and approved by the City Engineer. <br /> <br />~lailbox Location: The placement of mailboxes for the townhome units should be located <br />along the private streets when possible. Location of mailboxes along public streets will need <br />to be clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />Address Signage: The City will be reqt!!ring an address location sign (specifying the units <br />addresses) to be placed at the entrance of all private streets. The required signage will assist <br />emergency services in locating a specific unit when called to the site. In order to assist Staff <br />in review ol' the placement of signs and to ensure an orderly look of the site, please revise <br />the signage and striping plan to show address signs. The address signage is subject to the <br />review and approval of the City Engineer and Police Chief. It should be noted that signs <br />identifying the development will require a separate sign permit. <br /> <br />RF.U Number: The City has enacted a q.u. arterly drainage utility charge. The charge for <br />townhomes is the same as for single family residences and is currently $6.30/quarter. <br /> <br />I>tarming Commission will be meeting at 7:00 p.m. on Thursday, June 2, 2005 at the Ramsey <br />Station No. 1, 15050 Armstrong Blvd. NW;to review your preliminary plat and site plan.
