The submittal consists of 19 sheets prepared by <br />(JRS. dated May 9, 2005. We offer the following comments: <br /> <br />General: The Subject Property is located north of Bunker Lake Blvd. and west of the <br />extension of Town Center Drive. A total of 7.78 acres are contained within the proposed plat. <br /> development consists of 90 townhome units. <br /> <br />Zoning/Density: The project area is located in the TC-4 Neighborhood District, which is <br />i~tended to include a full range of housing types. The District allows for residential uses at a <br />net density o[' up to 10 units per acre, The Preliminary Site Plan indicates a net density of <br />1 !.56 units per acre. it should be noted that a Comprehensive Plan Amendment is required to <br />~;hange ttxe subject property's land use designation from a combination of Low Density <br />Residential and Medium Density Residential to Mixed Use, to complement the remainder of <br />the Town Center site. This request is being considered along with the request for preliminary <br />plat and preliminary, site plan approval. <br /> <br />Lots: The preliminary Plat is proposing to resubdivide portions of Outlots A, B, C, D, and E <br />c~t' Ramsey Town Center Addition into 60 lots and 3 outlots. It appears that the end units on <br />all tim buildings are proposed as stacked flats, and that at least these units will eventually be <br />platted through the CIC process. This should be coordinated with the building division to <br />,m.~ure that the buildings and platting conform to the building code. <br /> <br />'l'hc southern portion of the site abuts the Town Center Gardens Development which has <br />submitted a subdivision plan for their project.
