Ramsey Town Center Phase I Roadway Improvements, Phase II Roadway <br /> lmp~'uvements, AUAR Roadway Improvements, Parking Facility Improvements: In <br /> accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02- <br /> 068, assessments ~br Ramsey Town Center Phase I Roadway Improvements, Phase II <br /> Roadway Improvements, AUAR Roadway Improvements, and parking facility improvements <br /> shall be payable to the City in a single installment prior to the release of the final plat mylars <br /> ~br recording. Total payment due includes principal plus accrued interest in the amount of <br /> 6,3% per annum commencing February 22, 2005. <br /> <br />1.7. Other Permits. The Developer is responsible for obtaining any and all permits required <br /> l'ron~ other regulatory agencies. <br /> <br />Townhouse Design/Architectural Standards: The development is proposing one <br />town, house style (row house units). Black and white elevations have been submitted; revised <br />elevations are needed that indicate building materials and colors that are proposed for'all of <br />the units. The Town Center Development Guidelines establish a brick enhancement threshold <br />oi' .35% of the non-glazed area of the front facing wall, unless the building design is enhanced <br />thrcough other means such as covered porch areas, broken roof lines, articulated facade and <br />material or color changes. The minimum/maximum building height in this district is 2-4 <br />stories. All of the dwelling units are 2 stories and comply with the height requirements. <br /> <br />1.9. To~vnhouse Size: City Code requires townhouse units to be a certain size based on the <br /> ~ t~m be r o f' bedroo ms the unit will have: <br /> <br />l b~d-room 700 square feet <br />2 bedroom 800 square feet <br />3. bedroom 960 square feet <br /> <br />Ail ,>f the proposed units significantly exceed City Code requirements. <br /> <br />20. ()ff~Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br /> fl0r each unit; this requirement is exceeded with the 2-car garages and 20 foot wide <br /> driveways. Some parking is allowed on public streets, however, this may not be adequate for <br /> ov~:rflow parking. There is no additional off-street parking provided within the plat. <br /> <br />Driveway Length/Width: Under the TC-4a Zoning Code, driveways for the row <br />townhomes must be at least 20 feet in length. All of the proposed units meet this <br />ret{ uircment. <br /> <br />Landscaping: The following comments are offered regarding.the landscaping: <br /> <br />2~3.
