We offer the following comments: <br /> <br />General: The submitted sketch plan proposes to plat approximately I9 acres to create a total of <br />7 single family lots. Both existing homesteads will remain after subdivision. The subject property <br />is generally located on Tiger Street at 171~ Avenue NW. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. <br /> <br />Lot Area and Width: The current minimum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for corner lots). The sketch plan shows the two existing homesteads remaining on large lots <br />as a part of this subdivision, which is not permitted by City Code. At least one of the lots must <br />meet the lot standards established for the R-1'- Rural Developing Area. It should also be noted <br />that existing homes cannot' be platted as outlots. Compliance with lot area' and width <br />requirements must be verified on the preliminary plat. <br /> <br />Density: The R-1 Residential - Rural Developing Area allows a gross density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. The sketch plan is showing approximately 0.36 units per acre. <br />Compliance must be Verified on the preliminary plat. <br /> <br />Tree Preservation Plan: The City's Tree Preservation Ordinance applies to your proposed plat. <br />A Tree Preservation plan must be part of the preliminary plat submittal. <br /> <br />Wetlands: A portion of the property is weJland, which will need 'to be delineated and <br />encumbered with drainage and utility easements on the preliminary and final plats.
