The submittal consists of 19 sheets prepared <br />by UR.S, dated May 9, 2005. We offer the following comments: <br /> <br />General: The Subject Property is located north of Bunker Lake Blvd and west of the <br />extension of Zeolite Dr. A total of 9.77 acres are contained within the proposed plat. This <br /> consists of 44 small-tot single family homes. <br /> <br />Zoning/Density: The project area is located in the TC-4a Neighborhood District, which is <br />intended to allow for a full range of housing types. The District allows for residential uses at <br />a net density of up to 10 units per acre, The Preliminary Site Plan indicates a net density of <br />0.5 units per acre, not including the outlot to the west. The overall development site north of <br />il (, is approximately 33 acres (not including the park or outlot on the west). The overall <br />density in this area is 4.75 units per acre, . including the 8th, 9th, and l0th Additions. As <br />additional development comes forward on this site the overall .density must remain below 10 <br />units per acre. ' <br /> <br />[t should be noted that a Comprehensive Plan Amendment is required to change the subject <br />property's land use designation from a combination of Low Density Residential and Medium <br />Density Residential to lvlixed Use, to complement the remainder of the Town Center site. <br />Ti~is request is being considered along with the request for preliminary plat and preliminary <br />site plan approval.' <br /> <br />Lot,s: The preliminary plat is proposing to fesubdi.vide portions of Outlots A; B, C, D, and E <br />o/" Ramsey Town Center Addition into 44 single-family lots and one outlot.
