Setbacks: The TC4-a Zoning District requires the following setbacks: <br /> <br />Front yard <br />Side yard <br />Rear yard <br /> <br />0 to 20 feet as measured from building front to edge of sidewalk; <br />None, unless required by building code; <br />None, unless required by bui'iding code. <br /> <br />The Preliminary Site Plan shows a typical 25-foot minimum driveway length. Therefore, the <br />units as shown are more than 20 feet from the edge of the sidewalk. A garage that is setback <br />from the front elevation of the home will be required to meet both the maximum 20-foot <br />front yard building setback and the minimum 25-foot driveway length. <br /> <br />PubIic Streets: The development project lies west of the extension of Zeolite St and is <br />entirely served by public streets. The street labeled Guy 3 is shown with a 50-foot right-of- <br />way. Staff is still receiving and reviewing plans. Additional modifications and information <br />may be required once review is completed. <br /> <br />6. Private Streets: The table below indicates City Code requirements for private street lengths: <br /> <br />Maximum private street length without a 200 feet <br />turnaround provided <br />MaximUm private street length with a 300 feet <br />tu. rning provision provided <br />Maximum private street length with a cul- 600 feet, when exceeding the 300 foot length <br />de-sac provided requirement, the private street width must be <br /> . 32 feet. <br /> <br />The private streets as shown on the site plan comply with the length restrictions. · <br /> <br />All of the private streets are 24 feet wide. City Code prohibits on-street parking on 24 foot <br />wide private streets. The Development Contract will require all private streets to be signed <br />for "No Parking". The Developer will be responsible for the cost of the signs, including <br />installation, as a Stage I Improvement in the Development Contract. The Homeowners <br />Association will be responsible for the ongoing maintenance costs associated with the signs. <br /> <br />The naming of the private streets must be in accordance with the County street grid'system. <br /> <br />Staff is shll receiving and reviewing plans. Additional modifications and information may be <br />required once review is completed. <br /> <br /> <br />
