DriYeway Length/Width:' Under the TC-4b Zoning Code, driveways for the back-to-back <br /> units must be 25 feet in length, as measured from the building front to the edge of the <br /> sidewalk. Driveways for the row townhomes must be at least 20 feet in length. All of the <br /> units were designed with 20 foot driveways in anticipation of the pending ordinance' <br /> amendment to reduce comply with this requirement. If the City Council does not adopt the <br /> ordimmce to amend all driveway lengths to 20 feet, the site plan will have to provide 25 foot <br /> driw:ways on the back-to-back units. <br /> <br />22. Land.soaping: The fbllowing comments are offered regarding the landscaping: <br /> <br />Berberis thunbergii (Japanese Barberry) is a prohibited species as outlined in the Ramsey <br />Tree Book. Both the Ruby Carousel and Crimson Pygmy plants should be removed from <br />thc planting schedule or replaced with alternative species.. <br />'No trees should be installed within fifteen (15) feet of any hydrant. <br />Planting specifications must be included for both plans detailing the installation methods <br />I:br both deciduous and coniferous plants. <br /> <br />Overall, the landscaping plans are generally acceptable, easily exceeding the minimums <br />established in City Code. However, revised plans must be submitted that address the <br />afi)rementioned concerns. <br /> <br />23. <br /> <br />(;r(~tmd Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided <br />throughout the development where sodded and landscaped areas will be established. Any <br />in-i~zz~tion systems will need to be reviewed and approved by the City Engineer. <br /> <br />24. Mailbox Location: The placement of mailboxes for the townhome units should be located <br /> alon~, the private streets when possible. Location of.mailboxes along public streets will need <br /> to be clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />25. Address Signage: The City will be requiring an address location sign (specifying the units <br /> addresses) to be placed at the entrance of all private streets. The required signage will assist <br /> emergency services in locating a specific unit when called to the site. In order to assist Staff <br /> in review o[ the placement of signs and to ensure an orderly look of the site, please revise the <br /> signage and striping plan to show address signs. The address signage is subject to the review <br /> and approval of the City Engineer and Police Chief. It should be noted that signs identifying <br /> thc ~tcvclopment will require a separate sign permit. <br /> <br />!6. Rt,;U Number: The City has enacted a quarterly, drainage utility charge. The charge for <br /> townhomes is the same as for single family residences and is currently $6.30/quarter. <br /> <br /> <br />
