The Developer is responsible for obtaining any and all permits required
fi'oa~ ~;ther regulatory agencies.

T,wnhouse Design/Architectural Standards: The development is propos!ng two different
attached housing styles (row house units and back to back units). Elevations and exterior
material calculations oF the proposed buildings, identifying exterior treatment of materials
and culor have been provided. The Town Center Development Guidelines establish a brick
enhancement threshold of 35% of the non-glazed area of the front facing.wall, unless the
building design is enhanced through other means such as covered porch areas, broken roof
linch% articulated facade and material or color changes. Neither of the housing styles
proposed meeting the brick requirement. The Chateau style does utilize all of the design
alternatives recommended in lieu of brick. The Hometown does not appear to utilize the
dr:sign alternatives as extensively as the Chateau. Staff is recommending that the Hometown
exterior include additional brick or more of the alternative design features. The
minimum/maximum building height in this district is 2-4 stories'. All of the dwell!ng units
are 2~ stories and comply with the height requirements.

19. Townhouse Ske: City Code requires townhouse units to be a certain size based on the
number of bedrooms the unit will have:

bedroom 700 square feet
bedroom 800 square feet
bedroom 960 square feet

All o1' the housing styles are either 2 or 3 bedrooms and the finished floor areas range from
1,233 to 1,824 square feet, which significantly exceeds City Code.

2.0. Off~Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces
f'or each unit; this requirement is exceede, d with the 2-car garages and 20 foot .wide
driveways. Some parking is allowed on public streets, however, this may not be adequate for
,.)vcvfiow parking. There are approximately 58 overflow parking spaces provided among the
13 blocks.
