The final plat submittal consists of 43 sheets prepared by URS dated May <br />2. 2005. We offer the [bIlowing comments: <br /> <br />1. General: The final plat is proposing to resubdivide Outlo'ts A and B, Ramsey Town Center <br /> ,2nd Addition into 77 townhome units and one outlot. A total of 9.987 acres are contained <br /> within thc proposed plat. Approximately 5.688 acres will be used for the proposed <br /> I. ownhome units and the public right-of-way for 146th Ave, The newly created outlot will be <br /> 4.299 acres in size. The Subject Property is north of East Ramsey Parkway and west of <br /> Ramscy Blvd. <br /> <br />2~ Zoning/Density: The property is currently zoned Town Center. 4b NeighbOrhood District <br /> (TC~'-4b). The TC-4b District allows for residential uses at a net density of up to 15 units per <br /> acre. The final plat shows a net density of 13.53 units per net acre. The TC-4b District <br /> allows for townhomes and condominiums. <br /> <br />i,ots: The final plat shows 77 townhomes in 13 separate buildings. (4 four-unit buildings, 3 <br />I'ivc-unit buildings, 3 six-unit buildings, 1 eight-unit building, and 2 ten-unit buildings).
