The plat shows a combination of public and private streets. The <br />development is surrounding by public roads (East Ramsey Parkway, Peridot St. 146th Ave., <br />and Rhinestone St.). The private streets are all shown to be 24 feet wide. The development is <br />providing 15 parking nodes along the private streets. The City has provided you with the <br />street names for the private streets. Please include the street names on all future submittals. <br /> <br />()pen Space: The proposed development is across from the "swoosh" park in the middle of <br />the Town Center. This park will provide a variety of pedestrian and recreational <br />opportunities. The development is showing several small nodes of open spaces, mostly <br />between buildings. Two of the larger open space areas will functR)n as a rain garden to assist <br />in stormwatcr quality. <br /> <br />A,:cess and Streets: The development will receive access from the public streets of Peridot <br />St, NW, 146"' Ave. NW, and Rhinestone St. NW. it Should be noted that there will be no <br />diret:t vehicular access to East Ramsey Parkway from this development. <br /> <br />Grading and Drainage: Staff has received a grading and drainage plan for the development <br />and have the following comments. The curb cutS must be replaced with catch basins at the <br />i~lSltration basins. Stormwater calculations must be submitted to the city and Lower Rum <br />River Water Management Organization for verification of conformance with the master <br />drainage plan. The rock construction entrance on the SWPPP should be replaced with the <br />requirement for daily sweeping of adjacent streets. The responsibility for the SWPPP on this <br />site must be transferred to the new owner and contractor prior to commencing construction. <br />Update note 23 on page 26 to remove "Gravel Rock Construction Entrance ..." with "Daily <br />S weeping of adjacent streets required during active construction on the site and as directed by <br />the City." Update the text on page 27 also. Several of the vertical curves do not meet the <br />minimum of 20 times the algebraic difference and must be revised. Labels on the plans <br />c~m.llict with other [abels and must be moved. <br /> <br />Utilities: This subdivision will be served by sanitary sewer and city water services that will <br />be ,~xtended into the development. Staff' offers the following comments: <br /> <br />Inverts for Stormwater Quality Maril~ole must be revised to provide necessary drop for <br />t3aysaver 1K device. <br /> <br /> <br />
