~:imtl Plat and Final Site Plan Review: Ramsey Town Center 6th Addition <br />May 27, 2005 <br />Page 3 <br /> <br />Pipe between STMH 6 & STMH 5 must'be revised to HDPE to facilitate proper <br />connection with Baysaver device. <br />inverts upstream of STMH 6 must be revised to reflect change in invert noted above <br />Replace Sanitary Sewer Insulation Detail with city standard detail. <br />Replace Detail WAT-3 with current detail. <br />Continuation references and sheet overlap must be provided as discussed on previous <br />projects. These plans are the basis for the city as-built records that will be maintained for <br />~t~ture re['erence on utility cormections. <br /> <br />'Free Preservation. A tree preservation plan ,,vas approved at the final plat stage of the <br />R[urtst:y Town Center Addition. There _was a limited amount of trees originally located on <br />this parcel prior to development and the existing trees that did exist were removed as Part of <br />thc a-f4~roved tree preservation plan. <br /> <br />Sidewalks. Sidewalks are shown on the public streets. Additional sidewalks have been <br />inclttded from buildings to the public streets have been provided as directed in the <br />preliminary plat review letter. <br /> <br />il. Park Dedication/Trail Development: Per the Master Development Agreement, the City <br /> and the Master Developer have negotiated a Park and Trail Dedication Agreement. In <br /> acct>rdance with the Park and Trail Dedication Agreement, there are no park dedication or <br /> trail development tees owed on this Ramsey Town Center 6th Addition. <br /> <br />Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br />completed that anticipated the type and size of development shown on the plat. The proposed <br />dt:velopment is consistent with the traffic modeling system used as part of the AUAR <br />analysis. [~egional road improvements to facilitate the whole Ramsey Town Center <br />dcvek~pment have been agreed upon and have already begun construction. This proposed <br />development does not generate more traffic than was anticipated. <br /> <br />13. Final Site Plan: As part of the approval process, a detailed site plan will be reviewed as part <br /> o~' the development. Issues such as landscaping, architecture, sign placement will be <br /> rcvbzwed as part of the site plan process. It should be noted that a final site plan will need to <br /> be submitted and approved along with the final plat. <br /> <br />Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee <br />,Mll need to be paid prior to the release of the final plat mylars. The fee in place at the time of <br />thc plat being recorded is the one that will be charged. <br /> <br />15. ,";ewer and Water Trunk Fees: The 2004 Sewer and Water Trunk fees are $2,962.00 per <br /> ur_~it. These tees will need to be paid prior to the release of the final plat mylars. The fee in <br /> platt: at the time of the plat being recorded is the one that will be charged. <br /> <br />()ther Permits. The Developer is reslS.onsible for obtaining any and all permits required <br /> other regulatory agencies. <br /> <br /> <br />
