A tree preservation plan ,,vas approved at the final plat stage of the R[urtst:y Town Center Addition. There _was a limited amount of trees originally located on this parcel prior to development and the existing trees that did exist were removed as Part of thc a-f4~roved tree preservation plan. Sidewalks. Sidewalks are shown on the public streets. Additional sidewalks have been inclttded from buildings to the public streets have been provided as directed in the preliminary plat review letter. il. Park Dedication/Trail Development: Per the Master Development Agreement, the City and the Master Developer have negotiated a Park and Trail Dedication Agreement. In acct>rdance with the Park and Trail Dedication Agreement, there are no park dedication or trail development tees owed on this Ramsey Town Center 6th Addition. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was completed that anticipated the type and size of development shown on the plat. The proposed dt:velopment is consistent with the traffic modeling system used as part of the AUAR analysis. [~egional road improvements to facilitate the whole Ramsey Town Center dcvek~pment have been agreed upon and have already begun construction. This proposed development does not generate more traffic than was anticipated. 13. Final Site Plan: As part of the approval process, a detailed site plan will be reviewed as part o~' the development. Issues such as landscaping, architecture, sign placement will be rcvbzwed as part of the site plan process. It should be noted that a final site plan will need to be submitted and approved along with the final plat. Stormwater Trunk Fees: The 2005 Stormwater Trunk Fee is $384.00 per unit. This fee ,Mll need to be paid prior to the release of the final plat mylars. The fee in place at the time of thc plat being recorded is the one that will be charged. 15. ,";ewer and Water Trunk Fees: The 2004 Sewer and Water Trunk fees are $2,962.00 per ur_~it.
