i"inat t'lat and Final Site Plan Review: Ramsey Town Center 6th Addition <br />iv[ay 27, 2005 <br />Pa!? 4- of 5 <br /> <br />Townhouse iDesign/Ar~Shitectural Standards: The development is proposing two different <br />attached housing styles (row house units and back to back units). Elevations of the proposed <br />buildings, identifying exterior treatment of materials and color have been provided and found <br />lo be acceptable. The proposed units are similar to the units approved in Ramsey Town <br />Center 2'a Addition. <br /> <br />IS. Off-.Street Pa.r.king Requirements: The TC-4 District requires 2 off-street parking spaces <br /> tbr each unit; this requirement is met with the 20 foot wide driveways. Some parking is <br /> allowed on public streets, however, this may.not be adequate for overflow parking. There are <br /> approximately 15 overfloia parking spaces provided on the southerly block. Consideration <br /> shc)uld be given to providing some parking nodes for overflow parking, without the loss of <br /> gret:n:~pace pockets, on the two northerly blocks as no parking is allowed on Bunker Lake <br /> Blvd. <br /> <br />i9. Driveway Length/Width: Under the TC-4b Zoning Code, driveways for the back to back <br /> units must be 25 tEet in length, as measured from the building front to the edge of the <br /> :~idcwalk. Driveways for the row townhomes must be at least 20 feet in length. All of the <br /> units comply with this requirement. The maximum driveway width permitted for each unit is <br /> <br />20. I,amlscapin~: The landscaping plan, dated March 28, 2005, revised May 2, 2005 is now in <br /> compliance with City requirements. As a reminder, no tree shall be planted within fifteen <br /> (15) feet of a hydrant. If a conflict does exist, the spacing of the trees may need to be <br /> adjusted or a tree(s) may need to be eliminated from the planting schedule. The City must be <br /> infbrmcd of and approve any proposed changes prior to the work being conducted. <br /> <br />21. G~ound Cover/Irrigation:' The development is required to establish sod in all areas no~ <br /> improved with structures or pavement.. An irrigation system will need to be provided <br /> t}u-oughout the development where sodded and landscaped areas will be established. Any <br /> irrigation systems will need to be reviewed and approved by the City Engineerl <br /> <br />22. Mailbox Location: The placement of mailboxes for the townhome units should be located <br /> along the private streets when possible. Location of mailboxes along public streets will need <br /> to be clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />Address Signage: The City will be requiring an address location sign (specifying the units <br />addresses) to be placed at the entrance of all private streets. The required signage will assist <br />emergency services in locating a specific unit when called to the site. In order to assist Staff <br />in review of the placement of signs and to ensure an orderly look of the site, please revise the <br />signage and striping plan to show address signs. The address signage is subject to the review <br />and approval of the City Engineer and Police Chief. It should be noted that signs identifying' <br />Iht development will require a separate' sign permit. <br /> <br /> <br />
