Ponding will be required prior to discharge into public water bodies <br />:-;uch as the on-site wetlands. A permit from the Lower Rum River Water Management <br />Organi×ation will be required. <br /> <br />Streets and Access: The sketch plan proposes to provide a public street, from 177th Avenue to <br />~;ervicc the proposed 16 single family lots, ending in a cul,de-sac. This road must be constructed <br />t() the plat boundary on the south. The sketch plan also shows a road to the west, this must follow' <br />the dedicated road aligmnent. <br /> <br />Utilities: The new lots are proposed to be served by a common septic system and individual <br />wells. Stat¥ is recommending that a common well be constructed.-All SyStems mult be designed <br />with the ability to connect to municipal sewer and water in the future. Detailed information on <br />the septic system, including primary and secondary site locations and proposed well locations, <br />must bc provided with the preliminary plat submittal. Staff will be working with you to <br />determinc what information is necessary for the submittals of both the on-site and municipal <br />3 yStP~ II1S. <br /> <br />Home ()wncrs Association: A Home Owners' Association (HOA) is required for this <br />development, to manage and maintain the communal septic system. 'The City will review all' <br />[[OA documents prior to release of the final plat for recording. The HOA will be required to <br />cstablisi~ a financial surety to insure the adequate operation and maintenance of the on site <br />sy:~tcm, and thc eventual co~mection to the municipal system when it becomes available. <br /> <br />!'ark Dedication: The sketch plan will be forwarded to the Park and Recreation Commission for <br />a. recommcndation on park dedication. The City has the option for land, cash or a combination <br />thcreo['. It is expected that a formal Park Dedication recommendation will occur at the <br />!)relim inary plat stage. <br /> <br />Trail Yee: Trail Fees muir be paid for new lots created prior to release of the final plat.for <br />r'ccordir~g. <br /> <br />t~ ewer and Water Trunk Fee: Payment of Sewer and water tm. nk fees for the proposed lots must <br />be detailed in the Development Agreement for the plat and/or in the HOA documents. <br /> <br />,Stormwater Management Fee: A stormwater management fee must be paid for all new lots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />~'clcasc or' the final plat for recording. .. <br /> <br />Thc Ramscy Planning Commission will be meeting at 7:00 PM on Thursday, May 7, 2005, at the <br />Rarest/Fire Station located at 15050 Armstrong Boulevard, to consider your request for sketch <br />plan review.
