Ponding will be required prior to discharge into public water bodies :-;uch as the on-site wetlands. A permit from the Lower Rum River Water Management Organi×ation will be required. Streets and Access: The sketch plan proposes to provide a public street, from 177th Avenue to ~;ervicc the proposed 16 single family lots, ending in a cul,de-sac. This road must be constructed t() the plat boundary on the south. The sketch plan also shows a road to the west, this must follow' the dedicated road aligmnent. Utilities: The new lots are proposed to be served by a common septic system and individual wells. Stat¥ is recommending that a common well be constructed.-All SyStems mult be designed with the ability to connect to municipal sewer and water in the future. Detailed information on the septic system, including primary and secondary site locations and proposed well locations, must bc provided with the preliminary plat submittal. Staff will be working with you to determinc what information is necessary for the submittals of both the on-site and municipal 3 yStP~ II1S. Home ()wncrs Association: A Home Owners' Association (HOA) is required for this development, to manage and maintain the communal septic system. 'The City will review all' [[OA documents prior to release of the final plat for recording. The HOA will be required to cstablisi~ a financial surety to insure the adequate operation and maintenance of the on site sy:~tcm, and thc eventual co~mection to the municipal system when it becomes available. !'ark Dedication: The sketch plan will be forwarded to the Park and Recreation Commission for a. recommcndation on park dedication. The City has the option for land, cash or a combination thcreo['. It is expected that a formal Park Dedication recommendation will occur at the !)relim inary plat stage.
