( '.ommmtity Development Director Trudgeon stated he thinks they will see that with the vertical <br /> hut there is a concern about the water table being too high. <br /> <br />!omm issi(>ner Van Scoy stated his concern is if you can park a car in a 20-foot driveway, or if <br /> will have to walk around it into the street. <br /> <br />('o~nmissioncr Watson stated you can look at Sunfish townhomes and the cars are already <br />h~mging ha thc street, and those are 25-foot driveways. <br /> <br />Community I)cvcloptnent Director Trudgeon noted the typical requirement for parking stalls is <br />~0 Ikct. <br /> <br />(ihairpcrson N ixt clarilicd that the philosophy being proposed is that to enhance overall density <br />they reduce the driveway length. <br /> <br />(?ommissioner Van Scoy indicated he likes the concept of measuring 20 feet from the sidewalk, <br />which assr!mos there is a sidewalk. He stated he knows they are not required, but believes they <br />.~}lould <br /> <br />Ch~irpcrs~m Nixt asked how Staff would determine what the appropriate place is to measure the <br /> <br />(_',ommmfity Development Director Trudgeon indicated if you have a private street there is not <br />right~(~l'-way, so they would measure to the curb. He stated if it is a public road there is a right- <br /> absent a sidewalk Staff would measure to the public right-of way, and absent a public <br />right-.ol'-w[ty they would measure to the curb. <br /> <br />Commissioner Johnson suggested they delay this to the next meeting and ask for the City <br />(iotmcil~s thoughts. <br /> <br />('ommunity Development Director Trudgeon indicated there may be some plans that come <br />ii~rward mdicipating 20-foot driveways. He stated he would like to bring this to the City Council <br />because they have not seen it, but they can bring it back to the Planning Commission. <br /> <br />I}ublic Hearing <br /> <br />('}mJrperson NJxl called the public hearing to order at 9:10 p.m. <br /> <br />M(,tion i,y Commissioner Johnson, seconded by Chairperson Nixt, to close the public hearing at <br />~):I 0 p.m. <br /> <br />'re'tied.
