He indicated in taking a look at some of the sketch plans, <br />al~pcars; that allowing driveways of 20 feet will allow for up to a 20% increase in units. <br /> <br />(:()mmurdly l)evclopment Director Trudgeon advised that Staff is proposing language to the <br />'l'own ('enter Zoning District to change the minimum driveway length to 20 feet. He indicated <br />Ibc 'l'~)wn Center Zoning District already allows for driveways of 20 feet in length for certain <br />types ol' units, and this amendment will allow driveways of 20 feet in length for all residential <br />units within thc Town Center. He added that the amendment would also have a maximum <br />cMvcway length of 25 feet within the Town Center. <br /> <br />(iommunity l)cvclopment Director Trudgeon indicated that in addressing the need for guest <br />parkin~!, Staff would like to point out that 20-foot driveways will still allow for a majority of the <br />whiclcs tr, bc parked in that space. He stated that given the proposed amendment to the <br />driveway length, Staff has also found it necessary to make a change to the front yard setback <br />rCcluircmcnts in the TC-4 Zoning District. He advised that currently code has a 0-20 foot front <br />yard sclback, with allowances for up to a 30-foot setback in certain instances. He indicated Staff <br />would like to clean up code to make the language clearer. He stated Staff is proposing to change <br />thc fronl yard setback to 0-25 feet across the board, with the setback being measured from the <br />I'ront building edge to either the sidewalk, edge of the right-of-way, or the back of curb, <br />whichever is appropriate. <br /> <br />Commissioner Johnson suggested increasing the road width by another 10 feet, putting a <br />sidewalk {m the streets, and not having a driveway. He stated residents would pull straight into <br />the garage, and you would be able to park on the roads. <br /> <br />(;cmn m ~mily Development Director Trudgeon stated that would certainly help the density, and he <br />would be inlcrested in talking to developers and marketers to see what they think. <br /> <br />( ommissioner Johnson agreed the units would have to be marketable, and the developers may <br />say they cannot do that, but he would be interested in their reaction. <br /> <br />(~ommissioner Watson asked if the purpose of this amendment is to keep density in the Town <br />('enter, more so than what they have seen in the last few months. <br /> <br /> ~ommunily Development Director Trudgeon stated the Town Center is supposed to hit an <br />atvcraL,,e el' 15 units per acre. He indicated the last development was 12, and the previous one <br />was 10, therclbrc Staff has been wondering where this can be made up.
