('om munity Development 1)irector Trudgeon indicated they are 20 and 25 feet. He stated if they
lengths ~1' the driveways were not changed, they would all be 20 foot driveways with 5 foot
sidcw~tll..:s;.

(N>mmissioner Van Scoy noted this would be allowable with the code change the Planning
f 'ommission is looking at tonight.

'on]missioner 1:3rauer suggested they would only need to connect the driveways on those slices
~,l' grass between the driveways. He stated Herren 2 does concern him because it could go all the
wtty 1['H'ottgh to Rhinestone, but the other streets do not concern him as much.

(ihairpcrson Nixt stated this is not how he would envision a typical infrastructure. He indicated
they t~st~ally have a public street through the infrastructure, and private feeder streets off it. He
staled th is does not have a public road and is inconsistent with other things approved.

(N>mmtmily Development Director Trudgeon explained it does have public roads all around it,
and is within the Town Center, where they want to make auto-dependency less. He indicated
54 ta iT had sc>mc concerns, but felt the public road all around it would be sufficient, and the private
streets would ot~ly serve the development.

.,',ylr. Mci lcnbach indicated he has had the pleasure for the last six years of living in a townhouse
ctcvclopment on a private street. He stated they could get a sidewalk in there, but in his
~cighbo:'hood people arc walking at non-peak hours, and it is rare to see two cars on a street. He
i ltd i cared people tend to walk in the middle of the street so they are far away from the houses.

(iommissioner Johnson agreed, indicated he lives on a street that does not have a sidewalk, and
they walk i~ the middle of the street all the time.

Mr. N/lc! Icnbach stated when you talk about a sidewalk cutting between driveways it is almost
x~;or.se, because people see a driveway as an extension of a person's home, and do not feel
co~nl'ot-tablc walking across it. He indicated he feels pedestrians can get around safely for short
disttmces without sidewalks, but they will work with whatever is recommended.

(. 'D~_iirpct'so~ Nixt asked what was shown for this area in the concept plan for Town Center.

('ommtu~ity l)cvelopment Director Trudgeon indicated he believes there were public roads
~H'ot.H]d it, with sidewalk and trail connections. He stated this development is laid out different
thc c~>nccpt plan, but they did foresee private roads within the development.

Nixt stated he would see Horton 4, 3 and 1 as being public streets through the
and believes they need to have sidewalks.

f ;omn~ is;.~ioner Van Scoy indicated he supports that idea.

Planning Commission/April 21, 2005
