CASE #: 5 <br /> <br />REQUEST FOR PRELIMINARY PLAT AND SITE PLAN APPROVAL OF <br />SHADE TREE COTTAGES; <br /> CASE OF SHADE TREE COMMUNITIES, LLC <br /> By: Patrick Trudgeon, Community Development Director, AICP <br /> <br />Background: <br /> <br />Shade Tree Communities, LLC has applied for preliminary plat and site plan review to develop a <br />residential Planned Unit Development (PUD) subdivision on the Property generally located west of <br />Potassium Street and east of Nowthen Blvd. (County Road 5). <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Prelilninary Plat/Site Plan <br />c) Planning Commission meeting minutes dated April 7, 2005 <br />d) Letter from Sarah Pickhardt dated April 6, 2005 <br />e) Petition form undersigned adult residents of Ramsey <br /> Letter from Terrance Petro dated May 21, 2005 <br />g) Letter ~'rom Lori Thompson dated May 25, 2005 <br />h) Street Alignment Options <br />i) Staff Review Letter dated April 1, 2005, revised May 6, 2005 <br />j) l>roposed resolution for preliminary plat approval <br />k) Proposed resolution authorizing acquisition of permanent street and <br /> l>otassium Street <br /> <br />utility easements for <br /> <br />Obscrwitions: <br /> <br />The subject property is 28 acres in size and zoned R-1 Single Family. City Code restricts density to three <br />units per acre or up to four units per acre through a PUD. The City Council will be reviewing the <br />Applicant's request to rezone the property from R-1 to PUD subsequent to this case. The request for a <br />rezoning relates to the utilization of both single family and townhomes within the development and to <br />address deviations fi'om City Code related to setbacks, lot standards, and street standards. <br /> <br />The preliminary plat is proposing to develop i6 single family lots and 26 single unit detached townhome <br />units fbr a net density of 2.75 units per acre.
