Commissioner Braucr noted that looking at the City Council minutes it says they were looking at
lots 24, 25 and 26 being ,'educe to 2 rather than 3 lots, and the same for 8, 9 and 10, and 36, 37
and 38.

Associate Planner Wald indicated she knows the developer looked at some of those, and part of
the issue wats with thc drainage pattern. She added the plan the Planning Commission is seeing is
a different configu,'ation than the one the City Council saw, so it is hard to compare numbers.

Public llcaring

Chairperson Nixt opened thc public hearing.

Dave Johnson, 15433 Potassium Street, indicated there are two accesses coming to Potassium
which crosses private property, and he owns 15 feet on the other side.

Sara Picklmrctt, 15751 I>otassium Street, stated, there was a reference to a trail system that will
connect ti) County l{'oad 5, and she wonders What trail that would be. She stated regarding lot-s 1,
2, anti 3 in ttac corner, at ti~e City Cotmcil meeting they suggested cutting the three units to two,
but she still sees three there.

Terry l'ictro, 6140 157th [,mae, stated he is on the northwest comer of the property, and this is the
first hc has heard of a trail system, l-Ie indicated if you look at the plat map it is wetland all the
way around until you get to the north, which is his yard. He noted the cul-de-sac is sizeable, and
he wonders where people will park their cars, and how fire trucks will get in when all the people
arc parking on the road, which they will do.

Mt'. l'ictro i.~clicatcd lnis other issue is the road on the north side of his property, and now he will
have at road on thc south si<lo as well. t Ie stated he is not sure it will help his property values.

Milt Wyshalt, 15407 Nowthen Boulevard, indicated here again they are seeing 26 single-family
themes ot'l approximately three acres o'l: buildable land. He stated he feels they are abusing the
PUD tbr thc contractor's benefit. He indicated if the Planning Commission lets this go through
he would like a guarantee hc could do the.same thing ten years down the road so he can
~naximize his benefits. Hc added Potassium was meant to be an access road, not a public road.
He stated this proposal has a road going through the wetlands.

Chairperson Nixt indicatect he would note the concern again, but cannot answer the question. He
asked if tlncrc was wetland mitigation taking place.

Associate Planner Wald indicated they will have to go to LRRWMO, who will have to approve
the grading and drainage plan.

N/Ir. Wyshalt indicated thc~'e arc seveu or eight deviations to'this project, and he does not know
why this would be allowed'i.'tie indicated when Ramsey is fully developed they will not be able
to move il' tilt: City keeps ;i[lowing this kind of density.

Planning Commission/April 7, 2005
