Plan Review: Shade Tree Cottages <br /> <br />Dear Mark: <br /> <br />Wc are in receipt of your preliminary plat and site plan to plat a residential development in Ramsey. The <br />preliminary plat and site plan have been prepared by Midwest Land Surveyors. We offer the following <br />comments: <br /> <br />I. General. The preliminary plat is proposing to develop property located east of Nowthen Blvd., west of <br /> Potassium Street, and south of 157th Lane. <br /> <br />Zoning. The subject property is zoned R-1 Single Family. City Code allows developments to be processed <br />as a Planned Unit Development (PUD). The request to process the subdivision as a PUD relates to the need <br />to address appropriate placement of the detached townhouse and single family lots adjacent to the wetlands <br />and also to implement requirements to protect the wetlands'. The PUD section in City Code outlines criteria <br />and objectives/~br the Planning Commission and City CoUnci} to conSider when reviewing proposed PUD <br />subdivisions. <br /> <br />Density. The R-l District states that density is allowed up to 3 units per acre or 4 units per acre through the <br />PUD process. The preliminary plat is proposing to plat 26 single unit detached townhouse and 16 single <br />family lots for a net density of 2.75 units per acre. <br /> <br />4. Platting. The residential development is proposing a combination of single unit detached townhouses and <br /> single fhmily lots. <br /> <br />Lot Standards. Upon approval of the requested rezoning to PUD, deviations from City Code requirements <br />are permitted. The chart below outlines the City's standards and proposed development deviations. It should <br />be noted that City Code specifically states that when townhouses are proposed as part of a PUD within the <br />R- 1 District, the townhouse units are to be reviewed under the R-2 standards <br /> <br /> <br />
