The R-1 district permits townhomes through the PUD process. Information will need to be provided regarding the height of the structures. City Code <br />restricts structure height to 35 feet measured from the mean ground level to the mean ground' gable. <br /> <br />Open Space. The PUD ordinance stipulates that developments processed as a PUD should provide either <br />20% public open space (only 50% credit is allowed for wetlands) or 50% private open space (which includes <br />yard space, street boulevards, and other private common areas). Applying the private open space <br />requirement, the proposed development would need to.provide a minimum of 14 acres of private open <br />space. It would seem appropriate to only credit 50% for the wetlands when calculating private open space <br />area. The preliminary plat is showing a total of 50.2% private olben space area. <br /> <br />Access and Streets. The deVelOpment is proposing 'tO Connect to Radium Street in Halls Dover Acres to the <br />north and to Potassium Street from the south. 'Potassium Street is currently unpaved and will need to be <br />upgraded to an urban section in order to serve ~his development and the Rum River Meadows development. <br /> <br /> <br />
