Community Development Director Trudgeon indicated they are 20 and 25 feet. He stated if they <br />lengths of the driveways were not changed, they would all be 20 foot driveways with 5 foot <br />sidewalks. <br /> <br />Commissioner Van Scoy noted this would be allowable with the code change the Planning <br />Commission is looking at tonight. <br /> <br />Commissioner Brauer suggested they would only need to connect the driveways on those slices <br />of' grass between the driveways. He stated Horton 2 does concern him because it could go all the <br />way through to Rhinestone, but the other streets do not concern him as much. <br /> <br />Chairperson Nixt stated this is not how he would envision a typical infrastructure. He indicated <br />they usually have a public street through the infrastructure, and private feeder streets off it. He <br />stated this does not have a public road and is inconsistent with other things approved. <br /> <br />Community l)evelopment Director Trudgeon explained it does have public roads all around it, <br />and is within thc Town Center, where they want to make auto-dependency less. He indicated <br />StatT lind some concerns, but felt the public road all around it would be sufficient, and the private <br />streets would only serve the development. <br /> <br />Mr. Mcllenbach indicated he has had the pleasure for the last six years of living in a townhouse <br />development on a private street. He stated they could get a sidewalk in there, but in his <br />neighborhood people are walking at non-peak hours, and it is rare to see two cars on a street. He <br />indicated people tend to walk in the middle of the street so they are far away from the houses. <br /> <br />Commissioner Johnson agreed, indicated he lives on a street that does not have a sidewalk, and <br />they wall< in the middle of the street all the time. <br /> <br />Mr. Mcllenbach stated when you talk about a sidewalk cutting between driveways it is almost <br />worse, because people see a driveway as an extension of a person's home, and do not feel <br />comfi)rtablc walking across it. He indicated he feels pedestrians can get around safely for short <br />distances without sidewalks, but they will work with whatever is recommended. <br /> <br />Chairperson Nixt asked what was shown for this area in the concept plan for Town Center. <br /> <br />Community Development Director Trudgeon indicated he believes there were public roads <br />around it, with sidewalk and trail connections. He stated this development is laid out different <br />than thc concept plan, but they did foresee private roads within the development. <br /> <br />Chairperson Nixt stated he would see Herren 4, 3 and 1 as being public streets through the <br />development, and believes they need to have sidewalks. <br /> <br />Commissioner Van Scoy indicated he supports that idea. <br /> <br />Planning Commission/April 21, 2005 <br /> Page 8 of 23 <br /> <br /> <br />
